Articles of Incorporation of Parkwood East
The Articles of Incorporation, also referred to as the Certificate of Incorporation or Corporate Charter, is filed with the Secretary of Washington State and provides the legal basis of the association as a Non-Profit Corporation.
Bylaws
Homeowners association bylaws dictate how an HOA should run. Since HOAs are considered corporations under law, albeit non-profit, we have bylaws to govern our regular operations. Our bylaws include:
Board member duties and responsibilities
Board nomination and election procedures
Frequency of board meetings
Meeting and quorum requirements
Membership voting rights
Declaration of Covenants, Conditions and Restrictions (CCRs)
The Declaration of Covenants, Conditions, and Restrictions (CCR’s) are the Homeowners association's rules for the community. These describe the HOA’s obligations and rights to its members or vice versa. Our HOA covenants and restrictions include the following:
Property-use restrictions
Restrictive covenants (such as architectural restrictions, pet restrictions, vehicle restrictions, etc.)
Dues and assessment obligations
The HOA’s maintenance obligations
Insurance requirements
*Our CCR’s are original to the community’s founding in 1969 and it is a goal of the Association to work on updating this document.
